[Tenant-US] Advice on how to find the Landlord of my dreams as a High Income Tenant, in a city lacking rentals for professionals.

Tenant

My friends are telling me that I need to give up finding the Rental of my dreams, that comes with the Landlord of my dreams.

They are saying that I can either have a small, minimalist space or the Landlord of my dreams, but not both. Or I need to breakdown and get a credit score-but they know that I would despise doing that.

I asked a friend who is a nurse, where the Doctors in Residency were renting. She said that they were renting stand alone houses.

I am looking for a basic space that is 2-3 bedrooms with 1 bathroom, in a quiet part of town, that isnt part section 8.

My city tends to be strange, so I dont know what the rest of the country is doing, but people in my city are complaining that they keep building "luxury" apartments and then within two years converting half the apartments to section 8.

A lot of people are understandably, very angry over this practice.

I often come across Landlords who are confused about why I want to rent from them. They want to know why I am not buying a house.

I rent because I *dont want to be bothered*, if an appliance breaks-that is the Landlord's problem, not mine. The Landlord buys a new hot water heater, disposes of the old one, and arranges the install of the new one. None of that is my problem.

I also will be moving out of the area, in the next few years. Would telling a Landlord this, make them less likely to rent to me?

So I dont want to buy a house and then either have to sell it or rent it.

I want to move into a small space, with a responsive Landlord, when things break, that doesnt have a heart attack over my lack of credit score because I cashflow everything.

My income doesnt seem to matter, for some bizarre reason. I have had multiple Landlords talk down to me saying that without a credit score, "How did they know that I was financially responsible? How did they know that I was able to pay my rent?" When the rent was less than 10% of my income. I didnt even argue with them. If they cannot figure out the math in their heads on that one; I dont want to have to "deal" with them, when something breaks in the rental.

My friends are telling me that the Landlords with small spaces are renting to people who cannot afford more, so they are suspicious. That I need to rent a larger space and put up with hiring a maid more often, because Landlords who are renting houses, expect professionals more often.

What are your thoughts?
