Can we stop with the SPAM emails?

I'm writing this from the perspective of a Real Estate Agent who constantly has other people trying to stick their hands in my pockets. Can LO's please stop with the constant spam emails? I can't imagine they're getting you anything but consternation from agents who have Loan Officers, Title Agents, Surveyors, Photographers, Plumbers, Electricians, Cleaners, wholesalers, other agents and many more clogging up their email every day. Many of whom, especially LO's, don't have a way to unsubscribe from their lists.

5-10 minutes of every day is spent just deleting these emails and trying to figure out how to get them to stop. That's more than a half an hour of my week that I will never get back SO I'd like to mention a few things:

1: If you HAVE to send emails, please make sure there is an "unsubscribe" button that is easy to find. I will kill the next person who has the "reply 'no thanks' to unsubscribe" nonsense that never works. All you're doing is making sure I know that you don't care about your potential clients.

2: If you REALLY want to reach new business, go to where it actually is. Talk to agents IN PERSON or on the phone. Go to open houses. Get business cards and hand them out to EVERYONE you meet.

  1. Don't be afraid of co-branding. I think CANVA has a free version or it's only like $12 a month. Make templates for flyers of products that you want to push and offer to co-brand with agents so it makes them look good. You can make a template where they can plug in their own info (keeping yours on there) and print on their own.

4: Make sure you have a good relationship with a local title company (you should have one for ReFi's anyway) and see if they want to partner up on doing lunch and learns with RE Agencies. Many Title Underwriters (I know Old Republic does this) even offer FREE CE courses if a brokerage has enough agents. You can do a full on lunch and learn with the title side offering CE and then you can talk about mortgage products you're excited about. Title will often even pay for the lunch.

5: Call FSBO's and offer to be their financing person should someone need it to buy the house. Even if they don't want to take financing on their place, THEY ARE MOVING and will possibly need a loan of their own.

6: Find small local events to sponsor. Many events don't require a lot of money and you can potentially set up a table. Call your local animal shelter and sponsor some adoption fees. GET INTO YOUR COMMUNITY. You don't have to join a Chamber of Commerce or BNI to meet people. Just go onto your local forums and see who's doing what and see how you can get involved.

Finally, and this one is really important, DON'T BE A JERK TO PEOPLE ON THE INTERNET. I know this is tough for a lot of us, but folks typically don't want to do business with someone who is harassing people online. Be helpful, be kind, and be educational when appropriate. I have files in my pipeline right this second that I've gotten because someone asked a question online and I was the only LO to actually try and give a straight answer without making them feel like an idiot. Kindness goes a long way and whether we realize it or not, people are watching and paying attention.

What other ways have you seen that work for getting your name out there that doesn't involve an unsolicited email campaign?
