Advice needed for a modified-duplex flat in Hyderabad

#Opinion

Hi Members,

I came across a duplex flat in a gated community in Hyderabad and I am considering purchasing it as a resale property.

The project is developed by a reputed builder and the overall construction follows approved plans and regulations. However, this particular duplex was created by combining two individual flats located one above the other.

The current owner had originally booked two separate flats in 2019—one in his name and the other in his wife's name—with the intention of combining them into a duplex for personal use. Later, they changed their plans and completed the registrations in 2025.

At present:

  • Both flats have separate sale deeds and registrations.
  • The duplex configuration was created by internally connecting the two flats.

My concern is that the owner may not have obtained:

  • A revised floor plan approval, or
  • A modified Occupancy Certificate (OC) reflecting the duplex conversion before registration.

We are still interested in buying the property, but only after ensuring that the structural modifications and duplex conversion comply with regulations. We are also concerned that banks may raise objections while approving a home loan due to the internal structural change.

Could members please advise:

  1. Whether such duplex conversions are legally acceptable in Hyderabad?
  2. What documents or approvals should we verify before proceeding?
  3. Whether banks generally approve home loans for such modified duplex units?

Any guidance would be greatly appreciated.

Sincere Regards,
