[LA] Landlord non renewal of lease

My lease ends on the 31st of March (the end of this month) and I emailed my landlord on Feb. 2 that I would like to renew my current lease (same apartment,etc). I then called about a week later to get an update on the process and the assistant manager said that there would be a rent increase (which I assumed) but nothing else.

I didn't hear anything else, so I went in person today (March 6th) and the landlord told me that my current unit was going to need maintenance/work and that I would not be able to stay in it (I would have to leave April 1st).

In my lease, it states that EITHER party has to give a 60 day written notice to vacate the property. My landlord did give me the option to move to a different, but similar, 1b/1bath for $1035/month or another unit for $960/month. I currently pay $745/month.

Is this legal in Louisiana state since my landlord did not give me a 60 day notice to leave my apartment?
