Landlord took ~2 months to fix fridge and heater still not fixed

Advice/Question

Hi everyone — looking for some advice from people familiar with NYC tenant rights.

I’m currently negotiating an early lease termination with my landlord, but we also had some maintenance issues and I’m wondering if those give me any leverage or if compensation is possible.

Timeline:

•	Fridge issue: First reported Nov 13, fully fixed Jan 14 (about \~2 months). We have a bosche built in fridge but instead of him calling official technician, he called someone else and that person wasn’t able to fix it. Later he ordered a cheap fridge from costco that was rejected by the building. And finally he reached out to Bosche. The entire process took 2 months and during that time we had to use a mini fridge which was very very uncomfortable.

•	Heater issue: Reported Jan 9 and still not properly resolved. The heater technically works but makes an extremely loud noise so we basically can’t run it. This has been ongoing through the winter. He did call the technician but the parts are taking forever to be delivered.

This was during the coldest part of winter (including the snowstorms earlier this year), so it made the apartment really uncomfortable. Our bedroom was freezing cold.

The landlord says they “did their best and were waiting for parts.”

Right now they’re asking for a 1.5 month termination fee to end the lease early. We negotiated from 2 months.

My questions:

1.	Is \~2 months a reasonable timeframe for a fridge repair in NYC?

2.	For the heater, does “waiting for parts” remove landlord responsibility if the issue lasts \~7–8 weeks during winter?

3.	Is there any basis for rent abatement / compensation because of these issues?

4.	Could this realistically be used as leverage to negotiate a lower termination fee?

Not trying to be difficult — just trying to understand what’s considered normal / reasonable in NYC.
