Anyone have any advice on using a first step program?
Looking to buy in Indiana around September and have been trying to find programs to help with the down payment. I saw their state program has DPA for up to 6% of the home, but its a nonforgivable loan meaning it has to be paid back upon sale or refinance. No payments or interest on the loan while living in the home tho. Is this worth doing? I am concerned it will prevent me from being able to refinance down the road should rates drop. Should I use a program like this and just buy points to lock in a low monthly payment?
I will be bringing about 35k cash of my own in down payment and closing costs. Home price target is 355k.
