Which mortgage has the best offers now?

I’ve applied with hsbc and I even got the mortgage offer, but the cashback offers with Lloyds (solar, heat pump, etc) makes me seriously reconsider. even the rate would be lower.

do these offers have a gotcha though (like they provide cashback, but only with their installers who are more expensive even after cashback than others), or seriously good deals?
