Looking to buy SFH in 1.2m range.

Noted that bay area prefers Tri-Valley(ex. Livermore) over south Santa Clara county(ex. Gilroy).

From commute to Sunnyvale, schools(8/10), newer build and house for buck perspective later looks more promising than former to me. What am I missing ?
