Bad Credit Mortgage

Credit

I’m trying to figure out if my situation is realistic or if I’m being delusional.

I put $34K down on a $570K new-build home. The closing is in November 2026, so I still have some time before the mortgage approval process.

The problem is my credit.

My TransUnion score is around 580, and my report has multiple collections totalling about $9K and 11 missed payments. Not great, I know.

My wife’s credit is strong (around 770 TransUnion) with a clean report.

Our combined income is about $170K/year ($127K mine + $43K hers).

I owe 6k on my car and 15k on 2 credit cards.

I’m trying to understand realistically:

  • Is mortgage approval even possible with my credit situation?
  • Would lenders mainly rely on my wife’s credit?
  • Is there enough time between now and Nov 2026 to fix the credit issues enough for approval?

Looking for honest opinions from people who have been in similar situations or work in lending.

Note: I am already aware that I need to work on my credit, and we have started working on it already.
