HUD buying situation

Homebuyer

I recently secured a HUD property in December, after many months of extensions from the title company this last Friday they(title company and realtor) call me saying we have to close today. With no notice the funds must be sent today. Paying in cash if that makes a difference.

The reason for the extensions was from 2 liens for HOA fees. The title company is saying it’s only one lien for $1900 no biggie since the realtor on the day of closing took care of the lien. The other lien is for $22,000 from another HOA situation. I’ve found this other lien on the property from a title company that manages this neighborhood(a different title company on the sale)

I signed the closing papers Friday since they insisted it must be done on Friday. I’ve sent no money because of the liens in question. The courthouse should get back to me tomorrow morning regarding what’s going on with the liens.

All I’m asking from the title company and realtor is written proof that there are no liens still on the property.

First time home buyer. Just looking for some thoughts. Everyone I’ve spoken to tells me i need proof on paper that all liens are resolved.
