Agent misrepresentation

A friend of mine bought a property that was advertised as 170sqm building size but it was actually 110sqm.

Does he have a chance to sue the agent for misrepresentation?

In NSW we buy the land in contract for sale. However, there are guidelines that agents must follow under fair trading.

Solicitor is sending an email tomorrow to ask for compensation, as the agent’s behavior was misleading.
