Prioritize RAM or Pro chip

I plan to use my Mac for xcode and in the future for 3D modelling. Would you prioritize 36gb of RAM and the M5 chip or the M5 pro with 24gb of RAM

I will get a pro model regardless, because I need the nanotexture
