Looking for advice on how to get my name off a lease as a roommate.
Short backstory. I signed as a guarantor on a lease for my daughter (23). Leasing company told me at the time that after 1 year of on time payments I could take my name off.
Rather than add me as a guarantor, I was added as a roommate. Didn't think this was a big deal. Company has changed owners twice. Every month I have to make up the difference for what she doesn't pay. Some months, she doesn't pay at all. I do not want to ruin my credit with an eviction.
In order for me to remove my name as a roommate, my daughter needs to submit verifiable income that she makes 3 xs the rent. She refuses. So everytime the lease comes to renew I am left with few options:
-Refuse to sign the lease, lease then reverts to a month to month lease where the rent skyrockets and I am still responsible if/when she does not pay.
-Sign another lease and continue to be on the hook.
-Take her name off the lease (forge her signature) as I make enough, and then I file to evict her.
I am being held hostage here. She knows I won't ruin my credit by just not paying. When she moves out, I will be on the hook for any damages. I am not above taking a hard line, but not one that puts me in a position to evict her.
Are there any other options to remove my name from a lease?
