Suing home inspector for negligence!

Location: Minnesota

I’m interested in suing my home inspector and need some input. We moved in September of 2024. Unfortunately we went through a home inspector who was recommended by our realtor. This past week we had a major sewage back up in the basement which has led to our basement being gutted and needing major renovation.

When we had the drain cleaners come out they noted that they couldn’t get even a 2” blade down the line and asked if we had the home inspected. We found the sewer scope done by the inspection company on YouTube, and after watching it, he and his team said that there was no way it should’ve ever passed and should’ve been required to be cleaned out since there was severe build from the previous owners. After reading the YouTube bio, the inspector noted that there was severe build up a that it needed to be cleaned out. Unfortunately they left that out of the inspection report which is what we looked at, and left a comment that all plumping and lines were in perfect condition.

Had we known about it and got the lines cleaned we could’ve avoided a MAJOR disaster.

Well during demo, the crew had to stop working because there was no water shut off that was working properly. We had a 2nd plumber come out from a different company and after walking downstairs for 10 seconds, asked if we had a home inspection because nothing was up to code.

After talking to my realtor (who is friends with the home inspector) he admitted that there were multiple bids on the home and they had to do what they could to push the sale.

This all comes off as negligent, especially since they knew the lines needed to be cleared but failed to mention anything to us or put it in the inspection summary.

Any advice is appreciated!
