Opinions on Sainte-Anne-de-Bellevue and neighborhoods near the future West Island REM stations?

I’m trying to learn more about different neighborhoods in the West Island and was curious about what people think of Sainte-Anne-de-Bellevue, especially around the future REM station at L’Anse-à-l’Orme.

For those who live there or know the area well, how is the neighborhood overall in terms of safety, community vibe, and daily living? I’d also be curious how it compares to areas closer to the Kirkland REM station.
