Hi, Need some clarification on property sale/purchase.
I'm selling my land & house in outskirts of Chennai.
It is a 5-year-old house. Bought as newly constructed for 48L
And we're planning to sell it to someone for 57L. (it wasn't a good area, and the price hasn't appreciated much)
The problem is, I want the actual value (57L) to be registered.
But the buyer wants me to underquote the price to 30 lakhs so that they can save on Registration + Stamp Duty (~11%).
They say they will pay 30L as online transaction and pay the remaining amount to multiple different bank accounts.
I don't really feel so good about this.
I don't like to pay tax, but this feels like tax evasion. I offered them that I'll pay 50% of registration fees & stamp duty so that they can agree to register the full amount as one single transaction. But they're reluctant and wants me to underquote the price. Because they have money as liquid cash. They said they'll be questioned about their source of income if they register for the whole value. I suspect (black money)
Am I too naive? Oruvela na romba too much ah yosikirena? Or are these things normal?
I don't know what to do. Please suggest me your thoughts or please DM if you can offer professional advice.
