Question about buying in an apartment-to-condo conversion (HOA only 2 years old)
I’m considering purchasing a condo in a community that was converted from apartments about two years ago, and I’d appreciate some professional insight on the risks and considerations.
For context: I already have a conventional loan lined up, and my lender said my borrower profile is strong, so underwriting on my end should be straightforward. My previous contract fell through due to inspection findings, so I’m continuing my search.
There are currently two units in this same community that seem like a great fit for me—they’re close to work, within my price range, and located along my main work corridor, which is a big plus.
My main concern is that this is a relatively recent apartment-to-condo conversion and the HOA is only about two years old.
From an agent’s perspective:
• What risks should buyers be most aware of in newer condo conversions?
• How important is HOA financial maturity at this stage?
• Are warrantability or resale concerns common with these types of communities?
• What documents or red flags should I review before making an offer?
I’d really appreciate any guidance from agents who have worked with similar properties.
