Regular Maintenance for Door Outside in Carport

I had a garage door installed to my carport last fall. I live in an area that has a varied climate, so it was exposed to sub-freezing temps and snow during this past winter and is now exposed to rain and warmer temps this spring. During the summer temps here can get close to 100F.

I wanted to get anyone's thoughts on what routine maintenance (if any) this kind of weather exposure would necessitate to help prevent any major failures or damage? Or is there no real point to regular maintenance and I should just use it until it needs some kind of repair?
