I tracked every lead source for 6 months. Reddit was not even on my list at the start.

Discussion

I have been in this for a few years now and like most people I was doing the same things everyone else do. Open houses, referrals, Zillow leads, some Facebook ads. It was fine. Not amazing but fine.

Six months ago I start tracking everything more carefully. Where each conversation come from, how long it take to close, how much I spend to get there. I want to understand which channels are actually worth my time and which ones I am doing just because everyone else do them.

The thing that surprise me most was Reddit. I was not even using it intentionally at first. I reply to someone asking about a neighborhood I know well, just a normal reply, no pitch. They message me two days later and we close three months after that.

So I start paying more attention. I notice people post all the time about moving to a new city, asking which neighborhoods are good for families, asking if now is a good time to buy, asking if they should use a buyer agent or go direct. These are not casual questions. These are people in the middle of making a real decision.

Over six months I track 23 conversations that started from Reddit. 6 converted to clients. My conversion rate from Zillow leads in the same period was maybe 2 percent. The Reddit conversations were different from the start because the person already trust me a little from the reply I wrote. There is no cold feeling to it.

The window is short. Maybe 2 hours before the post is buried and someone else answer. But if you are fast and your reply is actually useful, not a pitch, just genuinely helpful, the quality of conversation is unlike anything I get from paid leads.
