What do you guys think about buying a flip ?

the area I live in is becoming flip city. I saw a home I really like listed at 489 , I asked listing agent if they would take 450 cash. he said they probably would. there’s no dishwasher I thought odd for a flipped house they put a huge brand new kitchen in. other things I noticed is the basement is finished and so is the attic. they didn’t fix a drain pipe that looks rusted out in spots in the basement. and the sewer cap and pipe are painted over. but other wise I love the home. but I’m wondering if they finished the attic to conceal any issues. am I over thinking this ? they bought the house for 215k in December.
