Horror movie about paranormal investigators that enter this house which turns out to be alive and the house tries to kill them and in the end the house wins

Okay so stick with me through this because I can't. remember exactly how the plot goes, but I do remember some scenes very vividly. For instance I remember in the beginning of the movie there was a scene where a little boy was trying to retrieve a ball from the front porch of this house and was pulled inside by something and that's what starts the plot with what im pretty sure were paranormal investigators.

There's a scene where they rip the wallpaper off the walls to reveal the houses insides and heartbeat

The next scene I remember was of a police officer showing up to the house and not being able to open the gate so he tries to climb over it and the gates spikes shoot up and pierce through the officer killing him.

And I remember one of the characters falling into a well that was filled with blood and dead bodies and struggling to get out.

The last scene I remember was I'm pretty sure the ending where the surving character is now the owner of the house and is now showing the house off to a family getting more victims for the house i just remember the camera panning to reveal his portrait next to the other house owners portraits
