Help: Fees, Reserves

We are a community of 38 units and are in need of a new HOA property management company. Current company does not have any HOA experience. We are paying 17,000 per year. I believe based on research we are overpaying around $7K per year.

There are many crazy things going on at the same time with the current company and our board (which is another story). I am looking for input on companies that deal with smaller complexes. Unfortunately, some companies I see that deal with smaller communities cap "small" at 25.

We do not have any amenities. Our vendor needs are snow removal and landscaping (repairs as needed). Each owner is responsible for the upkeep of the outside of their unit. We need the help in running the meetings (along with board), financials, collecting fees, complaints.
