How much does location matter for graduate school?

I'm choosing between UChicago and Mount Sinai for a Bio PhD, and I'm torn. I like UChicago's program more but Mount Sinai's location and subsidized housing situation more. Essentially, it boils down to my ideal education vs. my ideal lifestyle. What are your thoughts? Thank you all
