Divorce decree property issue TEXAS

Texas

I got divorce in 2017, the decree awarded me the home and was to serve as a muniment of title. Fast forward to 2021 I try to refi and can't because the divorce decree lacks a legal property description. My ex refuses to sign a quit claim my mom provided to her that was backdated from 2017.

Refi didn't go through. Now she's filed a partition suit against me. She's on the deed, loan, 1098 and homeowners insurance. I never tried to get her off the loan or anything. The decree also says that I must prepare documents (if needed) to effectuate transfer. It also says she's divested of all rights to the property.

Can I enforce the decree now this many years later? My attorney assures me we can but I think he's just collecting as much as he can from me cause all the research I've done says she gets at least 50% and it should sell.

Important note is we both move out 2017, I've been renting to my parents so essentially rent has paid the mortgage.
