Pls advice on property transfer

Pls advice:

I have a builder transfer file (only two transfers) the original owner was deceased.

The remaining heirs gave general power of attorney to their mother and the society transferred the plot on its basis without a 'letter of administration '.

The society is willing to transfer and also process file for lease.

Should I buy? Society is garden city, Karachi
