Give me reality check on house not selling
Please help me plan my next move. I’m overthinking everything.
My two-bedroom small house has been listed for sale with a popular REA for more than six months in a small tourist town within an hour of Melbourne. I’ve already reduced the asking price range by $10k in that time. Only one offer and that was $20k below the lowest asking range. Clearly I was naive to believe the REA’s estimated range and I’m ready to lower the price quite a bit to meet the market; but 1) I’m furious with the REA who has shown zero proactivity either with me or the campaign and don’t think they’ve earned the commission with the work done so far; ) I’m scared a big price reduction this far into the campaign will make buyers think there are defects with the property - which there aren’t!
Ideally I’d like to cancel the agreement and list with a new REA at a new price, but I also don’t want to be on the hook for the original marketing fees which as to my understanding have attracted less than 20 interested parties through the door of my house.
What would you do?
