PakistanHomecoming Real Estate Investment Series – Part 1: DHA Phase 9 Prism, Lahore
For PakistanHomecoming, I have been researching investment opportunities in Pakistan over the last 2–3 years, with a long-term horizon in mind. From a foreigner's point of view, the real estate sector stands out as the most attractive option. This is the first of many articles on real estate investment in Pakistan, based on my own research.
Long post ahead, but I've tried to make it worth your time with actual data based on my research. I've been tracking this sector for a while and wanted to put together a proper breakdown for anyone considering an investment here.
DHA Phase 9 Prism:
Balloted in May 2015, Phase 9 Prism is the largest phase ever launched by DHA Lahore – covering approximately 40,000–44,000 Kanals of land organized into 16 blocks (A through R, excluding I and O). It offers:
- Residential plots in 5 Marla, 10 Marla, 1 Kanal, and 2 Kanal sizes (~24,000 residential plots)
- Commercial plots in 4 Marla and 8 Marla sizes (~2,000 commercial plots)
- Amenities: Golf course, Saddle & Polo Club, DHA Club, parks, planned cinema
Location - Why It Matters:
Prism sits at the intersection of Ferozpur Road and Bedian Road, which gives it:
- Direct access to Lahore Ring Road (LRR)
- ~10-15-minute drive to Allama Iqbal International Airport
- Borders DHA Phase 5 (M Block), Phase 9 Town, and State Life Phase 2
- Access from 4+ entry points on all sides
This is not a peripheral location. It sits within DHA Lahore's growth corridor and the Ring Road connection alone gives it a massive long-term advantage.

Block-by-Block Snapshot
High Demand (Possession Available):
- Block F – 256 listings on Zameen alone; possession handed over; construction underway
- Block R & Q – Possession since May 2022; most livable right now; 10M plots 80–90 Lacs
- Block D – Golf course-facing; 4 Kanal pair plots reaching PKR 19 Crore
Mid-Tier (Good Value):
- Block K, C, L – Best sweet spot for 10 Marla investors; 1.25–1.50 Crore range
- Block H – Partial possession (up to plot #90); high transaction volume in H1 2024
Upcoming (Pre-Possession):
- Blocks M, N, P – Awaiting possession; potentially highest appreciation runway
- Block A, B – Varying activity; lower entry point
Development Status (Early 2026)
- Road network and sewerage: 95% complete in possession sectors
- Main Boulevard and Central Park: active construction
- Electrical grid: expected completion end of 2025 but not yet completed (in progress)
- Blocks with full possession: Q, R, F, G, D, H (partial), E (partial), plus A, B, C, D, J, L, M, N
- Dozens of homes now under construction in F, G, E, K, D sectors
Why Prism looks attractive right now:
- Phase transition point – The market has shifted from speculative "file trading" to on-ground development. This is historically when the best risk-adjusted returns are available, you're buying into a society that's becoming livable, not just paper promises.
- Prism vs Phase 7 gap – Phase 7 1 Kanal plots now trade at 4–6 Crore. Prism's same size is at 2–2.8 Crore in premium blocks. If Prism follows Phase 6/7's trajectory (which it geographically and structurally mirrors), the upside math is compelling.
- Price momentum – Prices have increased an average of 8–10% in the last 12 months across most blocks, and commercial plots in possession zones have seen sharper moves.
- Overseas Pakistani demand – DHA's reputation for transparent transfers and legal title makes it the default choice for diaspora investors.
- Ring Road multiplier – The Lahore Ring Road access point has materially shortened commute times to all parts of the city, unlocking residential demand from families who previously saw Prism as "too far out."
Risks:
- Development delays – Prism was originally supposed to be complete by 2019. It wasn't. Timelines here are guidelines, not contracts.
- Illiquidity – Non-possession blocks can be hard to offload quickly if you need cash.
- Tax & regulatory environment – Pakistan's FBR property valuation tables and CGT structure have changed multiple times. Factor this into your real returns.
- Development charges pressure – Plot owners with limited holding power who can't pay development charges may flood the market, creating short-term price pressure.
- Overcrowded agent market – A lot of "analysis" online is really just agent marketing. Always verify prices directly and don't rely on a single source.
My Take
For a 5–7 year horizon, Prism offers a credible path to strong capital appreciation — especially in possession blocks (F, G, K, R) and upcoming blocks (M, N, P) where you're buying ahead of the population shift. The 10 Marla sweet spot in K and C block at 1.25–1.50 Crore feels like the best risk-reward entry right now compared to 1 Kanal which requires deeper pockets and longer patience.
Commercial plots (4 Marla on main boulevards) are the high-conviction long play if you can afford the entry — once population density hits critical mass, retail and office demand in Prism will be significant.
