£450 a year a lot for annual “ estate management fee” for freehold house?

Appreciate everyone has their views on this… but I’m looking at a property which is a detached house (freehold) and has an annual estate management defeat of £450 per year.

It appears that a lot of ex new builds have a figure of £300+ when looking at the area?
