Land rates in Moinabad (near Masjid-e-Gaffar / Moinabad Police Station) – 15k per sq yard too high?
Hey everyone,
I’m looking to buy around 500 sq yards of land in Moinabad, specifically near the Moinabad Police Station, behind Masjid-e-Gaffar (near Ambedkar statue).
The seller is quoting ₹15,000 per sq yard, but honestly it feels a bit high to me considering:
Mostly farmhouses around, not a fully developed residential layout
No proper water line
Drainage/sewage not available
Area still seems developing / semi-rural
I’m mainly looking at this as an investment, not for immediate construction. The idea is to hold for maybe 2–3 years and then sell, possibly to someone looking to build a farmhouse.
A few questions for people familiar with the area:
-
Is ₹15k/sq yard reasonable for this location, or overpriced?
-
What are the actual ongoing rates in that exact belt?
-
Do you think land here can appreciate ~20% in 2 years, or is that unrealistic?
-
What approvals should I look for? (DTCP / HMDA / open land risks)
-
Any red flags I should be aware of before buying in Moinabad?
-
Is this a good flip investment area, or too early / too risky?
I don’t have much experience with land investment, so any insights from people who’ve bought/sold in this area would really help.
Thanks in advance 🙏
