NEED ADVICE FIRST TIME HOMEBUYER
My family and I are planning to buy a Co-op/condo/townouse/apartment in New York queens area. We are trying to navigate the various assistance programs and grants available and wanted to see if anyone has experience with our specific situation.
● There are 4 people in the household, but 2 are currently abroad and will be back next year. One is in college and will be back in NY in 3-4 months, and another who used to work in the USA but moved back to India due to illness is planning to move back next year.
● Total house hold income for the 2 people: 172k
-----Specific questions------
- Income Eligibility: Does a $172k income for a family of 4 put us over the limit for the HomeFirst Down Payment Assistance Program, or are there other NYC-specific programs we still qualify for?
-
Grant Stacking: I am a Registered Nurse and found a $8,000 Nursing Grant. My brother also has a potential Employer Grant. Can we legally "stack" these two private/professional grants with a government program.
-
Single vs. Joint Application: Is it better to buy the Co-op in one person’s name (with everyone pooling their money for the down payment), or should all working adults be on the mortgage/title? Which is typically more favorable for Co-op Board approval in NY?
-
Residency Requirements: Will the fact that two household members are currently abroad (but returning soon) complicate our eligibility for residency-based grants?
-
Professional Guidance: Should we meet with a HUD-certified housing counselor or a Financial Advisor first?
Any advice or guidance on how to navigate this process efficiently would be greatly appreciated! We have our down payment ready but want to make sure we are maximizing our resources. Thanks!
