Marine Park or Mill Basin?

Hi all, we are thinking of purchasing our first home and I’m not sure which neighborhood is better. We are looking in these areas for affordability and also want safety. We are aware that commuting would be less than ideal with mostly buses and no trains. We both drive but would prefer not using our cars as much if it’s less than 35 mins walk. We don’t have kids right now but plan to in the future. I am also a little concerned about the homeless shelter that’s being built near Marine Park. Any updates on that? Anyone have any advice or if you live in one of these neighborhoods how do you find it overall? Do you feel safe in the area and walking to places like grocery stores or to get food?
