CMPND 9 Homestead - Is 1k savings actually worth the trade-offs?

Discussion

Hey everyone,

We're looking at 2BRs in JSQ. I toured 9 Homestead (CMPND) and it’s currently $1k cheaper than nearby buildings. It's tempting to save (being in my 20s, I can make adjustments if it makes sense).

I had a tour and it’s a clear "you get what you pay for" situation. I'm considering that the construction noise might be loud (mostly a problem for those in facing units) and the smaller carpet area (not a fan). However, those are trade-offs I'm willing to make.

For current or past residents, I have a few other questions:

  • Utility Bills: I’ve heard the PTAC (hotel-style) AC units are energy hogs. What are your monthly PSE&G bills looking like in the summer/winter?

  • Management & Amenities: When I toured, some amenities weren't maintained and looked a bit off. Is this common? How responsive is the maintenance team for home repairs?

I just want to know if saving $1k per month is worth the headache or should we just bite the bullet and pay more for a "true" luxury building?

Appreciate any honest takes!
