Buyer with chain significantly higher than cash buyer, is it worth the risk..

I’ve found a property which a really love and had my offer accepted. I’ve had my property on the market and the closing date was yesterday. One buyer offered 5% over asking price, who is a cash buyer. The other offered 11% over the asking price, who is mortgage free but still needs to sell theirs property as they’re downsizing.

Would you take the risk for the higher price given you really love and want the property you’ve just had accepted?
