Would a real-time valuation map based on registry data actually help end the 'Broker Raj' in Noida/Gurgaon?

I was helping a colleague look for a place in Sector 70, Noida, and we realized 90% of MagicBricks/99Acres listings are just the same three brokers posting fake photos.

Found this tool - ncr.rent. It’s basically a map where you can see exactly where a flat is, see real photos from the current tenant or owner, and get contact details without a middleman.

What if there is a "Buy" layer where you can see real-time property valuations on the map based on actual govt records/nearby sales so you don't get fleeced by "market rates" quoted by agents.
