[M4A] first time home buyers

You and your wife are finally in a position to buy our dream home in one of the most competitive suburbs in the area. Great schools, perfect location, but the market is insane. Multiple offers on every decent house, bidding wars left and right. You have been outbid twice already and we're getting desperate.

This particular house checks every box for us. It's perfect. So we set up yet another private showing with Darren, the listing agent. He's this smooth, ridiculously handsome, charming high-end real estate guy who knows exactly how to work the room (and apparently the clients).

While walking through the backyard, checking out the pool and landscaping, when I notice Darren has gotten... very attentive with my wife inside the house. He's standing close, his hand brushing her waist, guiding her through doorways a little too familiarly, whispering comments about how "a beautiful woman like you deserves a home this special."

She's always been the shy, polite type and doesn't want to rock the boat or offend him especially since we need every advantage we can get to actually win this house. So she's smiling nervously and trying not to make a scene while he gets bolder.

How far will this go before I notice? Will my wife say something? Or will she keep "playing nice" so we have a shot at the house?
