How do I get 2.5 star in first scenario, free play?

So I am doing achievement hunting and let's just say I have a long way to go, finished the "story" so far but now I am stuck on 1st scenario, how the hell do I incorporate bedroom for guests?

Also are all (current) achievments 100% achievable?
