Mabbit Spring to Falling Water Trail

Does anyone know if the trail from Mabbit Springs to Falling Water Falls is publicly accessible? I went for a run on it but ran into some private property signs after crossing over Little Falling Water Creek and decided to turn back. The trail beyond looked maintained and clearly marked and is on both trail apps I have, but I didn't want to risk breaking any laws for a workout. Anyone hiked that area before and know what's going on there?
