Roof replacement quote
Greetings everybody, I’m just curious to get some input on this quote. I’ll try to be thorough with added context and info.
I bought this house and estimated roof age is 15+ years.
——- home info ——-
Location: Louisville, Kentucky
Roof pitch is 12x12 it’s a steep roof.
Above ground finished is around 1200sqft and there are 2 upstairs dormer bedrooms/ 1 bath. There’s practically no attic since this is an older bungalow style home.

I’ve gotten 3 quotes.
-
$12,000
-
$7500
-
$8900
The quote I’m leaning on is the $8900 and the work quoted is as follows:
- Full tear off to decking replace
- New boots
- New drip edge
- New Chimney flashing
- New shingles (25 year) GAF HDZ Pewter Grey Architectural shingles
Dude said he’ll also install some extra vents if he can’t get the roof to take a vented ridge (the Dormer rooms have no vents).
Obviously people in this business love cash, so he agreed to chop $400 off the top if in cash.
What do you guys think?
All quotes were for relatively the same work described. It’s really just me trying to decide which price point is the best for the service.
