Moving to ATX on August 1st. When do I start looking for housing?

I'm a young professional hoping to move to Austin on or around August 1st. I realize that's about 90 days out from now. When do I start looking? 60 days out? 30 days out?

For what it's worth, I'm looking for a townhome or duplex near Hyde Park, as I'll be working at UT and just want a quiet life with a short commute.
