VVE cost out of control? Is this normal?
I bought an apartment a little more than 1 year ago. During this time, the monthly VVE cost has risen from 250 to 300, i.e. 20%.
In 2025, there was anothr one-off contribution of 1000.
This year, a new VVE agency was chosen. The new agency performed a thorough analysis of the building and provided a detailed report. They said some thing 'must' be improved. Among those, the most costly ones are, e.g. a fire alarming system in the garage for 60k. Replacing the sliding door for 10k each. They are also advertising their 'energy improvement' product, which requires taking out another mortgage ranging from 10 years to 30 years. They 'advertised' that this investment pays off in 10 years. However, their calculation estimates the energy reduction is 190 euro/month. However, my erergy cost (gas+electricity) combined is 100 euro/month on average (in winter it can jump to 200 for 2 months, but in other months, it is lower than 100). So I know they are lying and trying to make a profit.
It has already been decided that the VVE cost will increase by 10% again in a few months. And there will be another one-off contribution of 1k euro this year. If all the proposals they make go through, there needs to be more one-off cost.
I think among a lot of the things they propose, they dont need to be done. And the cost/benefit ratio is very low and they are only proposing to make a profit.
Is this kind of money-grabbing behavior typical in VVE agencies? What can I do in addition to casting my vote?
