The Landlord charging 70+ k for "renovations" after eviction 7m² 2-room ap.

I’m in a legal battle with a major rental company and need some perspective.

The Situation:

I had a 12-month lease, but after 8 months, the landlord broke the contract because I disputed their overcharging. They promised to find a new tenant but instead waited until the end of my 12th month to demand the keys via court order. Now, they are trying to charge me for those 4 months of rent plus an extra month for "renovation time."

The "Damages":

They sent me a bill for 15k cleaning, 15k painting plus various repairs in total 70+k for 75 (danish) m²

The Reality: I received the apartment dirty (oil stains, hair stuck in floor coating, broken fixtures random trash hidden here and there). I provided photos in the move in inspection.

I actually left it in better or same shape than I found it just a bit dust because was cleaned a few days before...

The Catch: I never signed that i agreed to the move-out report and was never notified about these renovations—they just did the work and sent the bill in middle June (gave keys and had inspection early-mid March)...

The Status:

It’s already gone to a small claims hearing. The judge seemed to lean my way, even catching the debt collection agency (Inkasso) trying to sneak in extra illegal fees i think 10-15k???

•Has anyone dealt with a landlord charging for "upgrades" as repairs? Specifically, can they charge me an extra month of "repair time" when the repairs weren't even my fault and they had over 3 weeks to do it?

•Is it illegal to charge me like that even though I haven't agreed to the move out insp. And never notified me for what is needed to be done?

•Aren't they obligated to find the cheapest solutions for repairing?

•How is it possible to despute it efficiently? If I forgot something tell me.

Mvh,

K.
