Comfortable or cheap?

I am considering renting a cheaper duplex unit in an older neighborhood. The home smells, single pane windows, creaking floor, spider webs not cleaned outside, and wall heating/air. But I would save money by renting at 25% of my income... Or I could rent an apartment/different duplex in the neighborhoods I know, with more comfortable up to date home settings, central heating/air, but rent is 40% of my income... Thoughts and considerations?
