Excess Seller Credits
We’re under contract on a home. Have done inspections, and though the home is in otherwise excellent condition we did find a couple of issues which do add up to a significant cost. Fortunately our seller has offered to credit us almost the entire cost for repairs. Our preference is to do the repairs ourselves, I also think this conveniences the seller, however we have a bit of a problem because our sellers credit exceed our closing costs by about $8K.
Escrow for repairs would be a bit of a mess with our lender. And while we could request the remainder as a sale price adjustment or credit towards principal… that wouldn’t leave use with the cash to use towards the repairs.
Does anyone know of another mechanism by which we could apply those credit funds towards repair costs? Any creative ideas to keep that cash viable for use towards those costs?
