10 months post layoff, lease renewal approaching, and feeling stuck. Need advice on next moves

I’m looking for some perspective on how to handle a very difficult transition period. I used to work in the health fintech space (Operations/ Data Engineer) but was laid off 10 months ago. I have been interviewing, but just haven’t landed anything and this is unusual for me. At the time, I was actively in the process of buying a house, but because of the layoff, I had to put everything on hold and was unable to move forward with the purchase.
Since then, I’ve also been dealing with the loss of my mother. I’m currently in Virginia, but I’ve been searching for roles across both VA and North Carolina. Despite consistent searching, I haven’t landed a new role yet.
My lease is up in three months, but my 60-day notice deadline is next month. My rent is set to increase and my current living situation is frustrating due to some major noise issues with neighbors. I really don’t want to renew, but without steady income, I’m worried about the logistics of moving or qualifying for a new lease elsewhere.
I’m looking for advice on:

  1. Housing Logistics: Given the lack of income, or is it safer to stay put despite the rent hike? How are people navigating new leases while between jobs?
  2. Tech/Fintech Market: For those in the fintech space, are there specific roles or industries you’ve successfully pivoted to after a long layoff?
  3. Managing the Stress: How are you handling the mental load of a long-term job search?
  4. On a personal note, I’m struggling with the feeling that there’s a pattern or a cycle in my life. I was the first in my family to graduate college, and I work incredibly hard, but every time I get close to a major milestone like this house it feels like the floor drops out. This is actually the second time I’ve tried to buy a house only for it to be pulled away. It feels like as soon as I’m about to break through, a massive issue (like a layoff or a family loss) hits. I’m starting to feel like I’m fighting something deeper than just bad luck. Has anyone else felt this "bloodline" weight, and how do you keep your head up when it feels like the universe is actively pushing back?
