Most buyers in Dubai don’t realize how much room there is in financing
Been noticing this a lot lately.
Most people think buying property here is pretty fixed. You find something, put down the standard amount, go to a bank, and follow whatever process they give you. That’s it.
But it’s not that rigid.
There’s actually more room in how financing can be structured than most buyers realize. The problem is people usually don’t explore it properly. They either go with whatever they’re told or just take the first option in front of them.
End result is usually the same. They put down more cash than they needed to or go through a slower process that limits what they can actually do.
I’ve been around both sides, banking and real estate, and the gap between what’s possible and what people actually do is pretty obvious once you see it enough times.
A lot of it comes down to timing. If you only start thinking about financing after you’ve found a property, you’re already behind. At that point you’re just reacting instead of planning.
That’s usually where people lose flexibility.
On the other hand, the buyers who sort things out early move very differently. They know their numbers, they understand their options, and they don’t get stuck waiting around when something actually makes sense.
Another thing people don’t realize is how much the process depends on who you’re dealing with and how it’s handled. It’s not always about the bank itself, but how the file is structured and pushed forward.
If that part isn’t done right, things drag.
If it is, everything moves a lot cleaner.
It’s not complicated, just not as one-size-fits-all as most people assume.
Once you start looking at financing and property together instead of separately, you realize there’s more control than people think.
Not saying everyone is doing it wrong, but a lot of buyers definitely leave options on the table without realizing it.
Curious how others here approached it. Did you just go with the usual route or actually look into different ways of structuring things before buying?
