F(21) Unsure how to proceed with much older widowed neighbour

After an intense but successful working period I decided to take some time off and do some lighter remote work at a beach house I am renting for a while in a quiet beach town. The house is right by a very chill beach. Right next to me lives this widower who, if I had to guess could be in his 70's. I have always been attracted to older men but usually younger than him.
Because we share the beach in front of the houses we started to talk and hangout at the beach often.

He's really interesting, charming, funny, and I think objectively handsome. I think we both enjoy each other's company but he knows I am just renting the house while he owns his.
We have kinda been flirting with each other under the pretense of jokes. He even jokes sometimes that I am his gf and I go along with it because I think it's cute. We ended up cuddling a bit in the hammock on his patio after he invited me over and cooked dinner.

The thing is that I'm not sure what to do? We are both obviously enjoying spending time and doing stuff together. He has been so respectful and never pushed any of my boundaries. There have been times when I would have let him do almost anything to me lol. I am not sure if he's giving me space to make that decision. I am not sure how take the next step.

Any advice?
