Saw the project on MagicBricks, 99acres and Nobroker in 2018. Paid ₹55 lakh. Still no possession in 2026.

Booked a 2BHK in Pune in 2018.
Builder promised possession by 2021.
Paid almost ₹55 lakh.
Then came the delays.
First it was “COVID”.
Then “labour shortage”.
Then “approvals pending”.
Meanwhile:

• EMI running every month
• Rent also going out
• Zero clarity from builder

The most frustrating part? Every few months they’d confidently say:
“Just 6 more months.”
We spent YEARS thinking we had no option except waiting.
In 2023 we finally filed a RERA complaint after talking to other buyers in the same project.
By 2024 we moved to consumer court because nothing changed.
Now in 2026, court finally ordered:

• Full refund
• Interest compensation

Honestly, what shocked me most is how little buyers know about their rights.
We didn’t even know delayed possession cases could lead to interest payouts initially.
One thing I learned the hard way:
Property platforms are useful for discovery, but once the deal is done, you’re mostly on your own if the builder delays the project badly.
If your project is delayed:
Don’t wait for years like we did.
Act early.
