Real Estate Seller Contract - is this standard stuff?

Used AI to pull things out of my contract (don't know if it's taboo to actually post the contract)
Are these normal in this area?

I know I can negotiate some terms, (I would definitely push back on the 1 year contract) but I don't know if I'd be reasonable with other stuff.

I've asked 3 agents for the contract they would be asking me to sign if I chose them. One (recommended by neighbor. High reviews) I have not heard back from (since 16 April).

One brought me a hard copy boiler plate with nothing filled it (i.e. no commission, no length of contract etc..) ( I met her at an open house and liked the fact that they house I was saw was in my neighborhood and sold quickly - in the winter)

This current person did email me a contract as requested but I have nothing to compare it to.
This person was recommened to me by 2 different coworkers. Has a 4.2 rating on Zillow
