Can I get out of Ontario rental lease after paying deposit? Move-in date is June 1st

I've already signed a Residential Tenancy Agreement for a rental apartment tenancy starting June 1st. I've paid the last month's rent deposit, but my circumstances have since changed. Would I be able to cancel the lease and get my deposit back? Or at this point would I have to assign the lease?
