Looking for a Cash for keys agreement template

Hey so idk if I’m in the right place or not. Still pretty new to this but I’m hoping someone on here could pass along a blank cash for keys agreement template, nothing with names or addresses, I can add all of that. I have no real experience with any kind of legal processes unfortunately but I am in a situation where I need a non paying tenant to move out as quickly and quietly as possible, due to family ties proper eviction is not an option.

I have an investor ready and waiting on the cash for keys but can’t afford a lawyer to handle drafting the agreement. The house is owned by a company i co own, all co owners are on the same page moving forward with this property and the loan we have lined up if it matters.
